Property Description
140 Acres, HIGH DENSITY HOME/TownHome DEVELOPMENT LOCATION-Awesome West Sanford Location, $25,000p/ACRE-Just Outside City Limits off VALLEY ROAD in large almost SQUARE like configuration. "w/Extra Possible TRACTS Abutting" (Logistics & possible designs for Sewer & Water Connected w/ Lift Station worked out w/ City) & (MORE Acreage w/ Neighbors in CLOSE discussion!)(Contact Listing Agent NOW!) Development "CONCEPT," has been approved, in theory by a Developer working with LEE County, for a LIFT STATION to be placed to serve this TRACT/& AREA with hypothetical LAND additions, TOO ! ALL subject to typical Rezoning/Public Hearing/..etc.. The Owners/Family QUITE READY to take through Planning/Zoning/Public Hearings with QUALITY DEVELOPERS ! Conceptual Drawings/Concepts/Wetlands Studies & Excellent info in hand NOW by LISTING AGENT/OWNERS. Great potential development possibilities for NOW & in the future with Cooperating/Participating/Abutting Large Acreages already in DISCUSSIONS with us !...Currently This 140 Acres is accessed by 60 ft DEEDED EASEMENT from VALLEY ROAD, & was planned/considered, done this way by Owner to eventually build a Subdivision. 20-30 ft wide roads meander throughout the acreage. Much of Acreage was former Farm Lands, cultivated fields back before 1960's APPROX. Sewer is not readily available NOW, but is nearby & could be very cost effective to obtain, & we have determined with DEVELOPERS & City of Sanford of the "Lift Station Options", w/ Wetlands Studies/ Engineering/Combined w/ Neighbors interested in possibly JOINING US to make at least 255 Acres or MORE ! PLUS meetings have occurred w/ other Owners & maybe we can add more lands for more high density Development needs. Maybe the BEST LEE CO area(would become City once developed w/ SEWER) for HIGHEST VALUED/PRICED HOMES based on history/market conditions/evaluations. "Appointment required/a must" LOCKED Gated Entrance area. ONLY A FEW DEVELOPERS or Possible INDIVIDUALS can afford to venture into this high-end property(s). Per LEE COUNTY Zoning & Planning Dept (PIN# parcel 9623-79-9371-00 is zoned RR, or Restricted Residential).. Land ALSO, w/mature (Managed)Timber, ready to harvest/cut. Creek or Spring activity, & could be quite suitable for building small ponds or lake possibly, depending on preference/location. Perfect for Large Estate, or 10+Ac Private Estates ALSO, with this TRACT, that is easy to enter/get into, with large gravel/dirt roads already in place ! (or) ALONE our LAND could be EXCELLENT HIGH END LUXURY TYPE Multi-Million $$$ Large Quality Tracts (PERC ANALYSIS done, w/ 10+ Acre Rule for this SITUATION, & thus, could keep LAND/LOTS in the County, not City for TAX REASONS !, then needing WELL & SEPTIC SYSTEMS & then AWESOME for TAX Reasons) !
